- Clean the condenser coils every six months. Pull the fridge out or remove the front grille and vacuum the coils. Dust makes the compressor run hot and long. Compressor failure is the most expensive refrigerator repair we do.
- Check the door gaskets monthly. Close the door on a dollar bill. If it slides out with no resistance, the seal is worn. Wipe gaskets with warm, soapy water and replace cracked ones.
- Verify temperatures with a standalone thermometer. Fridge at 37 degrees F, freezer at 0. The built-in display drifts.
- Replace the water filter every six months and flush the line for two minutes.
- Flush the defrost drain once a year. A clogged drain leaves water under the crisper drawers.

- Inspect the freezer for frost buildup. Uneven frost points to a gasket leak or a failed defrost heater.
- Built-in and counter-depth units hide the coils behind a sealed service panel. Book a maintenance visit for those.
Washer Maintenance Checklist
- Inspect the inlet hoses monthly. Look for bulges, cracks, or rust at the fittings. Replace rubber hoses every five years, sooner if you see wear. Braided steel hoses last longer.
- Clean the drain pump filter every three months on front loaders. It sits behind a small door at the bottom front. Coins, hair ties, and socks are collected there.
- Wipe the door gasket weekly on front loaders. Georgia humidity feeds mildew in the fold. Leave the door open between loads.

- Rinse the inlet screens once a year. Shut the valves, remove the hoses, pull the mesh screens, and rinse away the grit.
- Check leveling. A washer rocking on the diagonal wears out suspension rods and bearings.
- Leave a gap behind the machine so the drain hose does not kink.
Dryer Maintenance Checklist
- Clean the lint trap after every load. Wash the screen with soap every month to remove fabric softener film.
- Sweep the full vent run once a year. Lint inside the wall ignites long before the trap looks full. Dryer fires are the appliance fire we see most often. Schedule a professional dryer vent cleaning.
- Check the exterior vent hood each season. Lint, leaves, insects, and bird nests block airflow. Confirm the flap opens when the dryer runs.
- Wipe the moisture sensor bars inside the drum with rubbing alcohol every three months. Film on the sensor shuts the dryer off early or runs it too long.
- Listen for squeals and thumps. A squeal is a worn belt or idler pulley. A thump is a flat drum roller.
- Replace foil or vinyl vent duct with rigid or semi-rigid metal. Flexible foil traps lint and crushes behind the machine.

Dishwasher Maintenance Checklist
- Clean the filter every two weeks. Twist it out from the bottom of the tub and rinse it under hot water. A clogged filter leaves grit on dishes and strains the pump.
- Remove and rinse the spray arms every three months. Clear the holes with a toothpick.
- Wipe the door gasket monthly and check for cracks at the corners.
- Refill rinse aid every month. Check the indicator window on the dispenser. Low rinse aid leaves spots and slows drying.
- Run an empty hot cycle with a dishwasher cleaner every three months to clear the mineral scale.
- Inspect the inlet hose and the drain hose under the sink once a year.
- Look under the dishwasher for water after a cycle. Slow leaks rot the subfloor before you see them.
Oven and Range Maintenance Checklist
- Test the oven temperature twice a year. Set 350 degrees F, wait 20 minutes, and read a standalone oven thermometer. More than 15 degrees off means a failing temperature sensor or element.
- Check the door gasket for gaps and burn marks. Heat escaping at the door raises cook times and utility bills.
- Clean gas burner heads and ports every three months. Blocked ports give a weak yellow flame.
- Wipe glass cooktops after each use with a cooktop cleaner. Sugar spills etch the glass if left.
- Watch the igniter on gas ovens. A glow longer than 60 seconds before ignition means the igniter is weak.
- Time the preheat. A slow climb points to a failing bake element.
